Jumeirah Village Circle

The heart of new Dubai.
A master-planned district built around the home of the Dubai World Cup, freehold for every nationality and 15 to 20 minutes from Downtown.
Meydan is a master-planned district in the heart of Dubai, built around the Meydan Racecourse, home of the Dubai World Cup. Framed by Al Khail Road, Ras Al Khor Road and Dubai–Al Ain Road, it takes in some of the city's most active new communities, among them Sobha Hartland, District One and Meydan Horizon. It is freehold for buyers of every nationality and 15 to 20 minutes' drive from Downtown Dubai, and its low-rise, green streets have made it one of Dubai's busiest new-home markets. Meydan Racecourse can host up to 60,000 spectators. Each spring it stages the Dubai World Cup, a race night that carried a total purse of US$30.5 million in 2026 and puts the district in front of a global audience.
Downtown Dubai, Business Bay and DIFC are 15 to 20 minutes by car and Dubai International Airport under half an hour, yet home stays low-rise, green and quiet.
The Track, Meydan Golf is a nine-hole, Peter Harradine-designed course beside the racecourse. It is floodlit until 11pm, and water comes into play on every hole.
Ras Al Khor Wildlife Sanctuary, a Ramsar-listed wetland on Meydan's north-eastern edge, is where greater flamingos gather each winter, minutes from the city's tallest towers.

Meydan's established communities against Dubai as a whole. Meydan held its level through 2026 while the Dubai-wide median eased. The Business Park branded-residence launches are excluded here because their premium pricing would distort the monthly trend; they appear in the community chart below.
The February spike came from branded-residence launches in Business Park.

Medians for 2026. Gross yield compares the median rent with the median price of ready homes of the same type. Most rent contracts don't state bedrooms, so rents are grouped by floor area, using the size ranges that match each type in the sales data.

The destination: everything a resident reaches for, from race night to the school run.
The racing season at Meydan runs through the cooler months and builds to Dubai World Cup night in spring. The racecourse complex includes The Meydan Hotel, which overlooks the track, and through the year it also hosts concerts, festivals and large corporate events.
Two schools sit inside Sobha Hartland, North London Collegiate School Dubai and Hartland International School, both rated Very Good by the KHDA, with a French bilingual school beside The Meydan Hotel and Outstanding-rated Repton and GEMS Modern Academy a short drive east. Nurseries are spread across Meydan and District One, and Nad Al Sheba Health Centre and private clinics are a short drive away.
Everyday shopping is close at hand: Spinneys, Choithrams and Carrefour in Sobha Hartland, Azizi Riviera and Polo Residence, Meydan Heights Retail Centre, and Waitrose at The Grand, which opened at Nad Al Sheba Gardens in August 2026. For more, Dubai Mall is about 20 minutes away. Dining runs from Farriers at The Meydan Hotel, overlooking the track, to the cafés of Sobha Hartland and District One.
Three highways frame the district: Al Khail Road (E44), Ras Al Khor Road and Dubai–Al Ain Road (E66). Downtown, Business Bay and DIFC are 15 to 20 minutes away. There is no metro station inside Meydan; the nearest are Creek and Business Bay stations.

Government fees from the Dubai Land Department's published service fees for initial-sale (Oqood) registration and mortgage registration, retrieved 6 October 2026. UAE banks lend up to 50% of the price on off-plan homes; they also charge valuation and arrangement fees, which vary. The rate shown is an example, so check current offers with your bank.
